Home sales skyrocketed 24% last February with respect to this same month of 2021, until adding 53,623 operations, its highest figure since April 2008 and its best data in a month of February since that same exercise, as reported this Thursday by the National Institute of Statistics (INE). This continues the trend registered last January, when it grew by 31%.
With the interannual advance of February, which has moderated seven points with respect to the growth experienced in January, the sale of houses chained twelve consecutive months of positive rates.
The year-on-year rise in home sales in February was a consequence of both the increase in transactions on new homeswhat grew by 9.2%up to 10,921 operations, as well as the increase in the sale of used floors by 28.4%up to 42,702 transactions.
The 92.1% of the houses transmitted by sale in the second month of the year were free housingand the 7.9%, protected.
The sale of free homes grows by 25.5%
The sale of free housing went up a 25.5% year-on-year in February, up to 49,371 operations, while that of protected advanced 9%, adding a total of 4,252 operations.
In monthly terms -from February to January-, the home sales increased by 1.8%compared to the increase of 7.6% experienced in February 2021, and in contrast to the setbacks of between 4.1% and 13.1% experienced in the months of February of the 2018-2020 period.
In the first two months of the yearthe sale of homes increased by 27.4%, with advances of 31.5% In the case of houses of second hand and 12.9% in new homes.
Andalusia, in the lead
Last February, the highest number of home sales per 100,000 inhabitants occurred in The Rioja (201), Valencian Community (199) and Andalusia (163).
However, in absolute values, Andalusia was the region that carried out the most operations on homes during the second month of the yearwith 10,978 purchases, followed by the Valencian Community (7,986), Catalonia (7,934) and Madrid (7,610).
In February 2022, only the community of Navarre The number of home sales fell compared to the same month in 2021, with a decrease of 4.6%, while the rest of the regions increased it.
The biggest year-over-year gains they occurred in Canary Islands (+52.2%), The Rioja (+46.3%), Balearics (+42.2%) and Valencian Community (+35.6%), while the lowest corresponded to Asturias (+8%) and Galicia (+8.8%), the only regions with single-digit increases.
11% more properties transferred compared to February 2021
The farms transmitted in the property registries, coming from public deeds carried out previously, reached 198,895 last February, a 11.4% more than in the same month of 2021.
For buy and sell 21.1% more properties were transferred than a year before, while those transmitted by donation increased by 9.1% annual; those transmitted by inheritance they advanced 3.6%, and swap operations increased 14.8%.
The 86.8% of purchases in February corresponded to urban propertieswhere dwellings are included, and the 13.2% to rural properties. Sales of urban properties increased by 22.4% year-on-year, while those of rustic properties rose by 13.7% compared to February 2021, to total 14,252 operations.
