Fairy tale castle tower in Perthshire on the market for £80,000


A fairy tale might be about to come true for one lucky property buyer after a 19th century Gothic castle tower in Perthshire went up for sale this week.

The B-listed four-storey Binnhill Tower in Kinfauns is on the market for offers over £80,000.

Built in 1813, the tower sits on a hilltop surrounded by mature woodlands with panoramic views over the River Tay to the Lomond Hills.

The sale is being led by Thorntons who called the chance to buy the stone-built tower “a truly rare and unique purchase opportunity” that is “ripe for a Grand Designs-style transformation”.

The castellated tower was built by Francis Gray, the 14th Lord Gray, as an observatory and focal point within the estate grounds of Kinfauns Castle, an imposing A-listed Gothic mansion.

The tower has lapsed planning permission to be restored and converted into a dwelling and comes with a small footprint of land.

The square-shaped tower opens into a ground floor space, mooted as a “homely living area”, with an octagonal spiral staircase leading up to the first floor.

The first floor is almost identical in size, with Thorntons suggesting the layout be suited for “a modern kitchen” for cooking “under the inspiration of the far-reaching views”.

The spiral staircase continues to the second floor, which mirrors the first, and up to the third floor which has windows at all four walls to capture the idyllic panorama.

The upper floors are suggested for bedroom space with access to the tower’s roof terrace available, providing “a magnificent vantage point” with surrounding views as far as the eye can see.

Recently, the property has undergone some repair work, including the replacement of joists and the addition of a roof to make it water tight from the top.

There may be potential to negotiate with the Forestry Commission the purchase of additional land as well.
